Rental Application Policy

Welcome! Thank you for applying with PMI West Michigan for your housing needs. In order to best serve you, we feel it is imperative that you are made aware of, and fully understand our application policies and procedures.

Please read this document carefully before signing. It is the policy of this management company that applications must be complete and all fees paid prior to submission for consideration. All completed applications are processed on a daily basis (Monday - Friday, excluding Holidays).

Each individual over the age of 18 either living at the property, or cosigner, needs to submit an application. The Application Fee is $50.00 per adult and is non-refundable.

PMI West Michigan fully complies with Fair Housing Law. We do not discriminate against persons on the basis of race, color, religion, sex, handicap, familial status, national origin or age. We also comply with all state and local fair housing laws.

Approval is based on Seven factors:

  3. Rental History & Verification
  4. Income History & Verification
  5. Employment History & Verification
  6. Criminal Background History
  7. Pet Criteria & Petscreening.com Verification

A completed application will contain:

  1. PMI West Michigan Residential Lease Application (one for each individual 18 years and older)
  2. $50.00 (Non-Refundable) application fee for each PMI West Michigan Residential Lease Application submitted
  3. Valid driver’s license or other government-issued ID for each Residential Lease Application submitted
  4. Verifiable proof of income (last 1 month of pay stubs or last 2 years of tax returns if self-employed/1099)
  5. Proof of funds (last 2 months of bank statements; applicable to business owners only)
  6. Completed Pet Screening Profile (required by all applicants with or without pets): https://pmiwestmichigan.petscreening.com
  7. Disclosure of any minors who will reside in the home during tenancy, including their names and birthdates

General Rental Criteria

Rental History

No Forcible Entry & Detainer (Evictions) unless you have verifiable documentation of landlord irresponsibility.

If Applicants have had more than 3 late rental payments in the prior year, it could be cause for denial. We also require a landlord reference from any prior landlord in the past 2 years (if applicable). Lack of rental history may require a cosigner or increased security deposit. A cosigner must submit an application, have at least a 720 Credit Score, have a gross income of 5x the monthly rent, and have a primary residence in Michigan.

Verifiable Gross Income: We require a minimum of 3x the rent charged on the residence from a job role that you have been working at for at least 90 days in an hourly role, or from a salaried position. Section 8 vouchers and certificates are accepted. A resident seeking subsidized housing must meet the same criteria as those seeking non-subsidized housing.

Criminal Background Check: Residency may be denied due to criminal history. Below is a list of disqualifying criminal background activity.

Disqualification for Life: Convictions Only

Disqualification from Residency for 10 Years After the Completion of Their Sentence: Convictions Only

Disqualification from Residency for 5 Years After the Completion of Their Sentence: Convictions Only

Credit History: Credit history must show that the resident has paid bills on time and does not have a history of debt write-offs or accounts that have gone into collection. Residency may be denied due to poor credit history. Contingent on your credit, a specific deposit amount will be required. Credit for all applicants over the age of 18 will be taken into consideration. If your Credit Score is below 620, we may require a cosigner that has to submit an application, have at least a 720 Credit Score, have a gross income of 5x the monthly rent, and have a primary residence in Michigan. The tenant will be also automatically enrolled in our resident benefit package for an additional $25 per month if their credit is below 620. If the average Credit Score of all tenants is below 550, the application may be declined. If any applicant has unpaid utilities or previous landlord debts in collections, the application is automatically declined.

Maximum Occupancy: Two per bedroom + one

Upon Approval: The property will stay on a temporary hold while we underwrite your lease. The lease will be sent out for the agreed upon move in date through Rentsign for you to review and sign online. You will have 24 hours to review and sign the lease once it has been sent to you. After the lease has been signed, we will ask for the security deposit, and once received in full, take the property off the market. If it is not signed and a full security deposit payment has not been made, the property will go back on the market after 48 hours. Once all fees and prorated rents are paid and utilities have been switched into your name on the lease start date, we will provide you with possession of the home including keys, remotes or other items necessary for access.

Property Condition: Applicant is strongly encouraged to view the property prior to signing any lease. Landlord makes no express or implied warranties as to the property's condition. Should Applicant and Landlord enter into a lease, Applicant can request repairs or treatments for approval at the Owner’s discretion.

Sight Unseen Addendum: If any leaseholders have not physically seen the property prior to a lease being signed, a "Sight Unseen Addendum" will be required to be signed by all leaseholders.

Resident Benefit Package: The PMI West Michigan Resident Benefits Package (RBP) delivers savings and convenient, professional services that make taking care of your home through Second Nature. If an Applicant’s average credit score is below 620, by applying, Applicant agrees to be enrolled and to pay the applicable cost of $25/month, payable with rent.

Your RBP may include, subject to property mechanicals or other limitations:

NOTE: The total monthly cost of the Resident Benefits Package ($25) is all-inclusive, and no discounts will be given if any element of the package is unavailable due to a lack of HVAC or another limitation at a specific property. All services are subject to the terms and conditions of the Resident Benefits Package Lease Addendum.

Liability Insurance: Applicants must either enroll in PMI West Michigan’s liability insurance program, or hold a renter’s insurance policy that covers at least $100,000 in personal liability per occurrence. This program is $12.95 a month through PMI West Michigan, or Applicants may provide documentation of coverage through their own insurance agent associated with the new residence.

The rental application fee listed above consists of the following charges. Applicant acknowledges that we may incur such costs which are reasonable and necessary to complete the screening and background check process.
